Russell and Jeffcoat Real Estate, Inc. in Columbia, one of just two South Carolina real estate firms to make REALTOR® Magazine’s top 100, came in at No. 88 this year based on sales transactions, which totaled 3,993 in 2009. That was down a bit by 16% from the prior year, but still well within range to make the Top 100!

According to the latest data available at Zillow.com, home values in Columbia, South Carolina this year, have held up much better than in other metro areas of the United States.  Columbia, SC homeowners have seen their values decrease by only about 8.6% in the second quarter of 2009 as compared to the second quarter of 2008.  On the National scene, home values have decreased approximately 12.1% during the same period.  Although these numbers don’t have area Gamecock fans crowing in celebration, there is optimism in the Midlands of South Carolina that the local real estate market is leveling off and may have hit bottom.  Click here to view the latest Columbia, SC and the Central South Carolina regional homes for sale now.

Donna and I have been residents of the Columbia, South Carolina area for more than twenty years.  We both arrived at the end of one recession, have lived here through another in the early 1990′s and currently, we are dealing with our first as partners in real estate and relocation.  Even with the severity of the current recession across the nation, the Columbia metro area has remained relatively stable when compared to most of the “bubble” locations through the United States.  Our local market was slow, as it usually is, to feel the full effects of the downturn until the fourth quarter of 2007, which we now know as the officially tagged beginning of the current recession. Even as our existing and new home inventories rose higher than we had ever seen, the home prices did not see the huge swings as did some of the hardest hit cities elsewhere.  To date, the largest declines in any Central, South Carolina area according to statistics at Zillow.com have been between 1.4 to 15.4 percent with some outlying areas just slightly higher. The State newspaper recently wrote that Columbia’s median home price is only down about 8.2 percent over a year ago.  This summer’s home selling season has brought about a lot of activity in the most popular price ranges up to and including the low $200,000′s placing a large dent in current inventories for that range of homes.
